Franklin Street Closed Daily Through Nov. 4 for 65 Franklin Tower Construction

The 24-story residential tower at 65 Franklin Street in Tribeca, developed by Sky Equity Group and designed by COOKFOX Architects, is under construction after the site sat dormant for seven years. The building will rise to 293 feet with 106 condominium units, commercial space on the first two floors, and a 24-space garage, having used zoning strategies to exceed original height limits by 36 percent. A Department of Transportation permit allows full closure of Franklin Street daily from 6:00 AM to 7:00 PM through November 4 for cranes and concrete trucks. Neighbors have complained that the construction blocks an entire block of Franklin Street and causes traffic gridlocks on Broadway.

Central Park Great Lawn Closes Monday, Oct. 19, Two Weeks Early for Ballfield Restoration

The Central Park Great Lawn will close for the season on Monday, two weeks earlier than its typical early-November closure, to allow restoration of its ballfields. The Central Park Conservancy said the Great Lawn fields are the final step in a multi-year improvement project begun in 2024 across all 26 ballfields in the park. Turf Care crews will upgrade infields and create more resilient surfaces for heavy use and inclement weather. The upgraded fields are expected to reopen for the spring 2027 season.

Terra Developers Propose 13-Story Building at 500 Columbus Ave; CB7 Vote Nov. 4

Brooklyn-based Terra Developers presented plans for a 13-story, 19-unit residential building atop two restored 130-year-old structures at 500-504 Columbus Avenue on the Upper West Side of Manhattan. The proposal, which would rise to 145 feet in the Upper West Side Historic District, requires approval from the NYC Landmarks Preservation Commission. At an October 8 Community Board 7 Preservation Committee meeting, residents of nearby 102 West 85th Street voiced opposition over blocked sightlines and concerns about setting a precedent for taller construction on historic avenues. The committee voted in support; a full CB7 board vote is scheduled for November 4 before the matter goes to the Landmarks Commission.

Archdiocese: Ceiling Repairs Underway at East Village's Most Holy Redeemer, No Reopening Date Set

The Archdiocese of New York confirmed that repairs to the ceiling of Most Holy Redeemer, a 175-year-old Catholic church on Third Street between Avenue A and Avenue B in Manhattan's East Village, began last month. The church has been closed to regular services since August 2025 after the Department of Buildings issued a 'failure to maintain' violation in January following an inspection that found detached ceiling plaster inside the sanctuary. Archdiocese spokesperson Joseph Zwilling said the Mass schedule will be determined after repairs are completed, but no timeline was announced. Parishioners and preservation advocates continue weekly prayer vigils outside the locked building and are pushing for landmark designation.

NYC Council Speaker Shows Grok Generated Sexualized Image in Under 30 Seconds at AI Hearing

City Council Speaker Julie Menin demonstrated during a Friday hearing that xAI's chatbot Grok produced a sexualized image of her in under 30 seconds using the free version, moments after SpaceXAI senior manager Gabriela Castillo Madrid testified the platform has "strict controls" preventing such content. The hearing marked SpaceXAI's first appearance before the Council after skipping an Oct. 5 AI safety hearing despite a subpoena. Former xAI employee Devin Kim, who is suing the company for retaliation, testified that during his tenure only three employees worked on AI safety while hundreds developed models, and alleged he was fired in September 2025 after raising concerns about bio-risk safeguards. The Council is weighing bills to let elected officials bar AI systems from generating manipulated images of their likeness and to allow lawsuits over foreseeable harms from third-party misuse of AI models.
