On October 20th, Hoboken's Zoning Board of Adjustment approved a mixed-use development at 226-228 Washington Street, the former home of Aspen Marketplace. The application by 226 Wash Realty, LLC calls for demolishing the existing building and constructing a structure with 18 residential apartments (seven one-bedroom, eight two-bedroom, three three-bedroom) and approximately 9,500 square feet of commercial space across the ground floor and basement. Architect John Nastasi presented plans incorporating recommendations from Hoboken's Historic Preservation Commission, including a landscaped courtyard, rooftop terraces, green roofs, and indoor bicycle storage for 24 bikes, with no on-site parking. The former grocery store closed after a July 2025 stop-work order from the New Jersey Department of Labor and Workforce Development over alleged wage and hour violations; its remaining inventory was auctioned by February 2026.

Ron Bautista, the sole candidate in Tuesday's Hudson County Commissioner District 5 race covering Hoboken and part of Jersey City, says his campaign's late-filed ELEC finance report wrongly listed a $0.00 opening balance instead of carrying over $6,581.88 from the primary. The 29-day pre-election report was due Oct. 5 but stamped Nov. 2 at 9:32 a.m., showing $6,230 raised and $6,632.03 spent with no transfer entry accounting for the prior balance. Bautista attributed the error to onboarding a new finance team and confirmed an amendment is planned. The report also omits all October campaign activity, as the 11-day pre-election report due Oct. 23 had not been filed as of Nov. 3.

U.S. Rep. Rob Menendez (D-8) won re-election to a third term with roughly 90 percent of the vote, facing no Republican challenger in the general election. In the June 2 primary, he defeated former Jersey City Board of Education President Mussab Ali by approximately 69-31. His general election opponents included independent Aristotle Eliopoulos, a Jersey City teacher who had switched from the Republican Party, along with Craig Honts and Da'Shone Hughey. Menendez reported raising over $2 million per his October 15 FEC filing and contributed more than $500,000 to Democratic House candidates nationally, including at a Jersey City event co-hosted with Gov. Mikie Sherrill.
